Why Termite Protection Before You Build
Most Sri Lankan homeowners think about termites after they move in — when there are already signs of damage. The reality is that the best time to protect your home from termites is before a single wall goes up.
Pre-construction termite treatment (also called anti-termite soil treatment) creates a chemical barrier in the ground that subterranean termites cannot penetrate. Once this barrier is in place and your foundation is poured over it, your home has a layer of protection built into its very structure.
Miss this window, and you'll spend significantly more money treating termites in a completed building — with far less effective results.
What Is Pre-Construction Termite Treatment? Pre-construction termite treatment involves applying a termiticide (a specialized pesticide) to the
soil before the foundation of a building is poured. The chemical bonds with the soil particles and
creates a continuous toxic zone that kills or repels subterranean termites trying to tunnel upward
from the ground.
This treatment is applied in stages as construction progresses — to the base soil, to the
foundation trench walls, and to the area under the floor slab before it is poured.
When Is Each Stage Applied?
• Stage 1 — After excavation: Treatment applied to the base soil before foundation work
begins
• Stage 2 — Foundation trenches: Treatment applied to the sides and bottom of the
trenches
• Stage 3 — Under floor slab: Treatment applied to the soil under the slab before pouring
• Stage 4 — Junction points: Special attention to where walls meet the floor
What Chemicals Are Used?
Modern pre-construction termite treatments in Sri Lanka use non-repellent termiticides —
chemicals that termites cannot detect and therefore cannot avoid. Older repellent chemicals had
gaps that termites could find. Non-repellent options like Fipronil and Imidacloprid are transfer-
active — termites that contact treated soil carry the chemical back to their colony, eliminating
the source.
How Long Does Pre-Construction Treatment Last?
A properly applied pre-construction soil treatment using modern termiticides can last 5 to 10
years depending on soil type, rainfall, and construction quality. Annual monitoring is
recommended after the first five years.
This is why the quality of application matters enormously. Gaps in coverage, incorrect dilution,
or application in rain can all reduce effectiveness.
What About Post-Construction Treatment?
If you're moving into an existing home that had no pre-construction treatment, post-construction
options are available — but they are more complex and disruptive. These include drilling into
floors and walls to inject termiticide, installing baiting systems, or applying soil treatment around
the perimeter of the building.
These methods are effective but more expensive and time-consuming than pre-construction
treatment. Prevention is cheaper than cure.
